House removals what drives the cost

Whole homes anywhere in the UK — and a plain account of which parts of a house move actually drive what it costs.

A house move is the job every other service on this site is a smaller version of, and it is the one where people most often get a number that changes later. This page is about why that happens and how to stop it.

What we actually measure

Volume, in cubic space. Not bedrooms. Two identical-looking three-bed houses can differ by half a vehicle once the loft and the garage are counted, and a vehicle is not a line item you can half-order on the morning.

So the survey walks the whole property — including the parts people apologise for. The loft, the garage, the shed, the cupboard under the stairs and whatever is behind the door nobody opens. Those four are the commonest reason a phone estimate turns out to be wrong.

What is included as standard

  • The vehicle and crew sized for the measured volume
  • Blankets, covers and floor protection
  • Dismantling and rebuilding anything that will not pass a door in one piece
  • Room-labelled unloading
  • The protection materials we bring, taken away when we leave

Packing is quoted separately, because it is the part you can genuinely take on yourself.

The two levers you actually control

Decide what is not coming — before the survey

A load that shrinks by a room's worth can change the vehicle, and that is a real difference rather than a rounding. Deciding afterwards does not help, because the quote was built around the larger number.

Take on some of the packing

The usual split is that you do the books, the clothes and the non-fragile cupboards, and we do the kitchen, the glass, the pictures and anything old. If you do pack yourself, start earlier than feels necessary — packing always takes longer than the estimate in your head, and rushed cartons are the commonest cause of breakages.

What does not change the price

How urgent your move sounds. Whether you mention another quote. Whether you booked on a Monday. We price the job, and the written quote lists what would change it — all seven factors are here.

Getting a real number

Both addresses, the floor at each end, a rough sense of the volume including the loft and garage, and your date. We survey — video or in person, free either way — and quote in writing. Smaller loads may suit man and van, and a move crossing the country is on long distance.

House move questions

What drives the cost of a house move most?

Volume, and it is not close. Everything else — vehicle size, crew size, how long the day runs — scales off how much there is. Which is why we measure it rather than counting bedrooms.

Why does a bedroom count not work?

Because two three-bedroom houses can differ by half a vehicle. One has an empty loft and a tidy garage; the other has twenty years of storage in both. The bedrooms are identical and the moves are not.

Does a bigger house always cost more than a smaller one?

Not reliably. A large detached house with a driveway and wide doors can be quicker than a small third-floor flat with no lift and nowhere to park.

What do people most often leave out of the estimate?

The loft, the garage, the shed and the cupboard under the stairs, in that order. All four are slow to empty and all four are almost always coming.

Can I reduce the cost myself?

Two real levers. Genuinely decide what is not coming before the survey rather than after, and do some of the packing. Both change the number meaningfully; haggling does not.
