Flat & apartment removals where the cost really sits

Flats and apartments — where the building, not the contents, decides most of the cost.

In a house, the contents decide the cost. In a flat, the building does. That single difference explains almost every surprise people get on a flat-move quote.

The five questions

Before anything is priced we want to know:

  • What floor, and is there a lift
  • If there is a lift, does it take furniture, and does it have to be booked
  • How tight is the stairwell turn
  • How wide is the communal door
  • Where can the vehicle legally stand, and how far is the carry from there

Those five answers get you most of the way to an accurate number, which is why a video survey works so well here. Walk us up the stairs on your phone and we see exactly what the crew will face.

Why the carry costs what it does

Cost follows labour and labour follows the carry. A crew that walks fifteen metres to the vehicle moves at a completely different rate from one that walks eighty metres and up three flights, even with the same boxes. That is not a surcharge — it is simply more hours of the same work.

This is also why a large house is sometimes cheaper to move than a small flat, which surprises people until it is put that way round.

Two things worth sorting yourself

The parking

Of everything in a flat move, the distance between the vehicle and the front door is the factor most often within your control and most often ignored. Where a bay needs suspending, councils generally want the application from the occupier, and it takes time.

The lift

If there is a goods lift and it needs booking, book it early. In popular blocks a lift slot is frequently harder to get than the removal date, and a move that arrives without one is a move that becomes a stair job on the morning.

Communal space

Protection on communal edges, the stair kept passable, and the front door not propped longer than the carry needs. It costs a few minutes and avoids a letter from the managing agent — which is a real cost people never budget for.

Before you book

Flat move questions

Why is a flat move sometimes dearer than a house move?

Because cost follows labour, and labour follows the carry. The same volume out of a fourth-floor walk-up with a turned stairwell takes far longer than out of a ground-floor house with a driveway.

What exactly do you need to know about the building?

Floor, lift and whether it takes furniture, how tight the stairwell turn is, how wide the communal door is, and where the vehicle can legally stand. Those five answers get you most of the way to an accurate number.

Does a lift make it cheap?

It makes it predictable, which is almost as useful. A goods lift with a booking slot is straightforward; a small passenger lift that will not take a sofa is sometimes worse than stairs, because you find out halfway up.

Can I reduce the cost of a flat move?

Sort the parking and check the lift. Those two between them are the biggest controllable variable in any flat move, and both have to be arranged in advance rather than hoped for.

Do managed blocks cost more?

Not inherently, but they need arranging. A goods lift often has to be booked, there may be permitted hours, and some buildings require protective covering in communal areas. All of it is fine when planned and expensive when discovered.
